Overview:

The development comprises of four new council houses, including two two-bedroom and two three-bedroom houses, constructed by local contractors.

Challenges and Outcomes:

MCA’s engineers provided structural design and detailing services for this project, they were presented with a number of challenges that required cost effective and innovative solutions, these included:

  • Trees within influencing distance of the buildings requiring foundations to be designed to negate their effects.
  • Trench fill foundations designed and constructed after bottoming out of trenches following a spell of very heavy rain.
  • This small site was remote from an existing public foul sewer. A connection to a gravity drain, rather than a pump, was preferred as the most sustainable and cost-effective option for the client.
  • Shallow private drain, meaning that when the drainage was lifted, additional protection for the pipework was necessary. The lift required careful coordination with existing utilities, avoiding costly service diversions with only one gully leg needing alteration.
  • Following design MCA engineers continued with site visits, verification, tests, and surveys to ensure the system was performing as expected and in tolerance with the specifications and building regulations.
  • Design of reinforced concrete ground floor plate.
  • Structural design of masonry and lintels.
  • Participating in the design team coordination process.
  • TGI first floor joist, review of Structural calculations and details.
  • Reviewing of proprietary timber roof truss design and details.
  • Contributing technical assistance to resolve sub-contractor issues.
  • Attending regular meetings and carry out compliance checking of construction.

This development has been designed to a high standard in order to meet the needs of the local community, including new energy efficient measures. Construction was completed within budget and with minimal delays to programme.
