Surveys and asset management plans at Spurn Point

Overview

MCA was appointed to deliver a five-year Asset Management Plan for a range of buildings at Spurn Point, including residential houses and ancillary structures. The brief focused on visual-only inspections to assess condition, prioritise remedial works, and support long-term maintenance planning. The site’s remote coastal location and conservation sensitivity required a tailored, pragmatic approach to surveying and reporting.

Challenges and Solutions

• Remote site logistics: access to Spurn Point is restricted by tidal conditions and conservation controls. We coordinated survey visits to maximise coverage while respecting ecological constraints.
• Mixed building types: the properties varied in age, construction, and use, including traditional brick houses, garages and stores. We tailored its inspection methodology to suit each structure, ensuring consistency in reporting.
• Limited access and intrusiveness: as a visual-only survey, our team relied on observational techniques nd photographic evidence to assess condition. We used smart-pin mapping to link defects to specific locations, enhancing clarity and traceability.
• Data integration: we structured the findings into an Excel-based asset management tool, enabling the client to interrogate data, plan phased works, and allocate budgets effectively.
• Environmental sensitivity: all recommendations considered the client’s sustainability goals and operational needs, with a focus on practical, low-impact interventions.

MCA's Contribution

We provided Building Surveying and M&E Surveying expertise to inspect seven residential properties at Spurn Point. Our team carried out visual-only surveys, producing a graded schedule of condition with linked photographs, smart-pin locations, and summary reports. We identified key defects, recommended remedial actions, and assigned priority timescales and budget estimates. The outputs were delivered in a structured Excel format to support interrogation and future planning.

Our approach balanced technical rigour with sensitivity to the site’s operational and environmental context.

Results

• We delivered a comprehensive, prioritised schedule of condition for seven residential buildings, supporting the Trust’s long-term maintenance strategy.
