We recently completed a detailed structural inspection of a two‑storey commercial property in West Yorkshire, following concerns raised during a Planned Preventative Maintenance (PPM) survey.
The PPM report had highlighted several indicators of structural movement and deterioration, including stepped cracking, corroded steelwork, timber decay and temporary propping installed beneath a roof truss. With the building operating as a café and performance venue, understanding the extent and implications of these defects was essential for safety and future planning.
Our Chartered Engineer carried out a non‑intrusive visual inspection, supported by drone imagery to assess the roof and upper elevations. This allowed us to safely review areas that would otherwise have required intrusive access or working at height.

Standing water above the flat roofOur recommendations set out a clear route forward, including crack‑stitching, archway reinforcement, exposing and repairing corroded steelwork, improving rainwater management and undertaking targeted timber replacement.
Rear first floor extension roofThis inspection demonstrates the importance of early structural review when signs of movement or deterioration appear. With the right expertise and a methodical approach, clients can make informed decisions that protect not just safety but long‑term asset value too.
