Gleneagles Park - Hull

Overview

KWL are developing a brand-new contemporary living housing site comprising of 27 homes featuring 2, 3 & 4 bedroom properties.

Challenges and Solutions

The piled solution required careful consideration as the development is enveloped by an established residential estate. This required non driven solutions to be adopted for the piling. CFA piling was agreed and due to the loading imparted by the piling rig this required design on a substantial piling mat. Furthermore, enquiries were made to ascertain any special provisions required to suit the underlying aquifer lying in close proximity to the site.

Due to the very poor ground conditions geotextile reinforcement was included in the piling mat construction.

MCA's Contribution

Mason Clark Associates (MCA) were contracted to carry out multiple options for foundation designs on 27 new affordable houses.

A ground investigation report revealed variable ground conditions within a relatively small footprint, these largely consisted of subsoils with poor baring capacity including highly compressible materials and high-water table plus perched water.

Furthermore, mature vegetation was located in close proximity to the building plots.

To understand the full extent of the issues arising, further investigations were carried out at the request of MCA, including excavation of slit trenches and further geotechnical analysis of the ground.

As a result of these investigations, trench fill concrete, reinforced concrete raft and pile foundations were all designed to suit the differing ground conditions local to each plot.

Construction of the foundations is now complete, and superstructure design is ongoing.

MCA also provided structural design for the main superstructure this included the assessment of masonry, design of lintels and loose steel work. In addition, the provision of loadings and general arrangement of the first-floor plates and roof structure.

Results to Date

The building works are currently still under way, due to be completed in 2025. The project has already achieved several significant milestones:

• All foundation piles have now been installed.

• Foundations to many plots have now been completed, including ground floor plates.

• The superstructure is well advanced to several plots including the installation of the first floor and roof plates.

Regular liaison with the client for works to date has ensured the best quality work and service.
