Overview

Anlaby Clinic, operated by Humber Teaching NHS Foundation Trust, provides essential healthcare services to the local community, including general practice, outpatient care, and specialist consultations.

Over time, the clinic’s roof had deteriorated significantly, leading to persistent leaks and safety concerns.

Mason Clark Associates were appointed to manage the full renewal of the roof covering, ensuring the building met modern standards for insulation, fire safety, and structural integrity.

The project also addressed asbestos removal and improved lighting and ventilation in key areas.

Challenges and Solutions

The existing roof had suffered years of wear and tear, with patch repairs that were no longer effective. Water leaks were a regular issue, affecting the building’s usability and comfort.

  • Asbestos was discovered in the old rooftop tank housing and ceiling boards. This required careful handling and removal by licensed professionals under strict safety conditions.
  • Energy efficiency, the new roof was built using a warm deck insulation system with a single-ply membrane. This not only improved thermal performance but also came with a 25-year guarantee for peace of mind. Old rooflights were replaced with modern triple-skin units that meet current insulation requirements, helping to reduce heat loss and improve natural lighting inside the building.

New uPVC fascia boards and soffits were installed to complete the roofline, giving the building a clean, modern finish while reducing future maintenance needs.

Results

The clinic now benefits from a modern, watertight roof that complies with current building and fire safety standards.

Energy efficiency has been significantly improved through upgraded insulation and the installation of new rooflights.

The removal of asbestos and the addition of fire-rated materials have enhanced safety for both staff and visitors.

Additionally, the building’s appearance and durability have been improved with the installation of new fascia boards and soffits.
